| Description |
We are just submitting plans for a major development including and indoor school and have to decide within the next few weeks whether to go ahead with the development or to sell.
To this end we are offering the chance to buy for 10% less than our original valuation. That's £625,000 instead of £695,000.
This is on the proviso that there is an immediate commitment to buy and financial settlement as soon as conveyancing etc can be completed.
The property is tidy and there are no significant maintenance issues to our knowledge. The stable roofs have all been treated recently. Our valuer has suggested that the entire stable and workshop block would make a fabulous holiday let development.
We are able to move when necessary.
If you are interested please get in touch asap.

Excellent Development or Diversification Potential Easy commute to Truro & Falmouth
Chenhale Farm is a substantial equestrian establishment, named on the Ordnance Survey map and benefiting from continuous planning permission to operate as a riding school. The current owners have retired from the riding school business due to ill health in the family.
The farm is extremely well sited to run an equestrian business. It has excellent road links and ready access to an extensive network of off-road riding including the coast-to-coast trails project which has an extension right up to Carharrack Village.
The house is of traditional stone and forms the south side of an enclosed yard. It is fully double glazed (Everest) and has oil-fired central heating. There are three bedrooms, bathroom with hydro-therapy spa bath, kitchen, living room, study, tack room, utility room and conservatory.
To the front and side of the house there is an extensive garden which is largely south facing and divided into several areas totaling approx ½ acre. Features include two patio areas, a raised sun deck overlooking both garden and the yard, a large Koi pond, a natural pond, three greenhouses, two summerhouses, a range of mature trees (including eucalyptus, palms and a strawberry tree), an orchard, a secluded lawn and many exotic plants.
On the yard is a free-standing chalet with two bedrooms, living room, kitchen, shower & W.C. It is of modern timber construction, fully insulated and double glazed. It connects to the house via a covered porch area. It is suitable for wheelchair access.
The house connects through to stone-built workshops, feed store and field shelters forming the east side of the yard. Some of this block is believed to have once been further cottages and thus offers considerable expansion potential.
The north side has a range of stabling, again stone built, with nine large stables, shoeing area and a clock tower. The west side has a substantial barn, further outbuildings including a garage and parking and mains hook-up for Horseboxes.
The yard has it’s own drainage and a new concrete surface laid in 2004. There is automated security lighting and low power overnight lighting. An electrically automated 10’ close boarded gate gives access for large vehicles from the road and there is ample secure parking.
A heavy duty farm gate leads from the yard to a hard standing area which gives access to a small paddock with double wooden field shelter and an International size (60m x 20m) outdoor Manège with Springride rubber surface, Judges / commentators box and sound system.
Further farm gates lead to approx 13 acres of paddocks divided into six fields, enclosed by mixture of natural Cornish hedges and post & rail fencing. The fields contain many assorted cross-country fences.
Carharrack is a thriving village in mid-west Cornwall between the towns of Redruth (2.5 Miles), Falmouth (7 Miles) and Truro (8 Miles). It is a thrivig community with village shops and a Pub. There is also a substantial animal feed & bedding business which delivers regularly to the farm. It is on a well served bus route.
There are many pleasant walks around the area and the popular Devoran to Portreath track passes within 100m of the farm gate and offers many miles of safe, off-road riding, walking & cycling from coast to coast.
