Situated in a very popular village, 7 miles from Kimbolton or Bedford, a 2 double bedroomed thatched cottage.Kitchen and bathroom fitted 3 years ago, new gas boiler, flat roof renewed and decorated throughout. Rethatched 15 years ago; thatch has a life of approx.40 years.The ridge would need re-doing this summer and re-netted; the village thatcher says it will cost £2,000 and this is reflected in the price being £3,000 lower than local estimates.
Has a very private pretty cottage garden with original stable/now garden shed.
Sittingroom and dining room area is full of beams and has 2 fireplaces. One is now able to have a real fire, using coal and is wonderful in the winter! The low ceilings are something you get used to very quickly but my husband is over 6' and manages. Upstairs has 2 double bedrooms, sloping ceilings. Downstairs a fitted kitchen with new cooker, space for dishwasher and washing machine. I have a victorian hat stand and a huge fridge freezer in my kitchen and there is still room.

Large walk in pantry type store with space for another small freezer and lots of shelving to store masses of groceries/whatever! Hallway leads to the backdoor and the outside patio area where breakfast and dinner get eaten all summer if possible. Garden has good apple tree and now some flowering plants with the local Green Thumb people restoring the lawn...soil is very good.There is a side path and gate to the street.
Parking is safe on the street outside.
In the village there is the Lower and Middle Schools, local cubs and scouts groups, a great panto group,a village shop, and theatre-visiting group. If you are prepared to join in something, the village annual clean up, the village show, collect for charity, help in panto etc then you will be very welcomed here.
Wonderful neighbours too; even the cat is happy here. Owner is going to miss it-but husband is selling his house sometime this year so we can at last buy somewhere together further east. The job situation has recently changed and ideally I would like to move into a rented house so no chain upwards....and would like as short a chain as poss from any buyer.We might be going abroad.
Nervous about a thatched property? Don't be! This is my second. My insurance for buildings and contents (£22000) comes to about £315 per year. You have to have a small fire extinguisher available and smoke alarms but that is plain common sense in any house. Helps if you are a non smoker of course. There is a report available from the thatcher in the village who thatched it himself anyway......and no, the place is not full of spiders!
Quite a few people in the village commute to Bedford rail station which is about 20 mins away early in the morning and commute to London each day. I think a single person or couple would be ideal owners..speaking from experience. There are some photos on the agents website, Simpsons, if you would like a look! There are 2 couples wanting to buy but who cannot sell, so am hoping that someone who has already sold and makes a sensible offer will buy here. |
