| Description |
Corner Cottage is an attractive Grade II listed cob- and stone-built cottage in a quiet narrow lane in the centre of Dolton, North Devon. It is close to the village shop, post office, school, church and pub. Although located close to The Square, Corner Cottage benefits greatly from a protected position away from any traffic noise. The cottage is thatched to the front, has a slate roof to one side, and a corrugated roof to the back. The small town of Torrington is nearby (7 miles) and provides a greater range of shops (and a lively Arts Centre), and the larger towns of Bideford, Okehampton and Barnstaple (all around 15 miles away) have a greater range still. There is a bus connection to Torrington, Bideford, Barnstaple and Exeter (28 miles). Dolton is a very popular and attractive village with many old cottages and a thriving village life. Nearby is a Devon Wildlife Trust Nature Reserve, which includes a beautiful stretch of the River Torridge.
Corner Cottage is a spacious, very charming cottage. The house has four bedrooms (one of which is walk-through), a large kitchen/dining room, a sitting room and a bathroom. In addition there is a garage (with log store), walk-in pantry, scullery, and a small front garden. In addition we own a small garden nearby, under separate title, and this is also for sale seperately. The kitchen/dining room has a solid-fuel Rayburn, which provides hot water and central heating to bedrooms, bathroom and scullery. There is also Economy 7 electric storage heating in the kitchen/dining room and in the lounge, and when the Rayburn is not in use, hot water can also be obtained by using the immersion heater.
The front garden has a stone wall, a small lawn with space for seating, a well, shrubs and several scented climbing plants. A brick path leads to the front door of the house, which itself opens up into the kitchen/dining room.
Kitchen/dining room (13 ft 9 in x 13 ft 6 in): Rayburn set into hearth with an old wooden beam; wall lights and telephone point; beautiful quarry tiled floor, which extends to scullery and cloakroom; a hand-made wooden work-top incorporating a Belfast sink unit, draining board, four-hotplate electric hob and storage space underneath these work units. Doors to garage, sitting room and scullery.
Garage (17 ft x 13 ft max.) and log store (9 ft x 4 ft 9 in): underneath Bedroom 1; windows; light and power point.
Sitting room (13 ft 6 in x 11 ft): exposed-beam ceiling; wall lights; open fireplace with wooden surrounds and mantelpiece; fitted carpet; TV point.
Scullery (or second kitchen): window to conservatory; Belfast sink; wooden work-top and draining board; electric cooker consisting of one large and one small oven with grill; connection for a washing machine; shelving and a blocked-in chimney recess; open storage space under stairs; hatch to some roof space. Doors to conservatory, pantry, cloakroom and bathroom, and stairs leading to the bedrooms.
Cloakroom: built-in hooks for coats, etc.; access to some roof space.
Walk-in pantry: north facing old window with very small panes; beautiful slate slab; some shelving; socket for refrigerator or freezer.
Bathroom (9 ft 9 in x 5 ft 3 in): white bath with shower attachment; white pedestal wash basin with tiled splash area; WC; a wall-mounted electric heater; airing cupboard with a lagged hot water tank and electric immersion heater.
There is a very small north-facing walled courtyard that has been roofed over to allow some tender plants to overwinter.
Stairs lead to the first-floor landing with exposed beam ceiling.
Bedroom 1 (17 ft x 13 ft max.): large and sunny with west-facing and south-facing windows; pedestal basin with shaving point; built-in recess for clothes. There is a hatch to the roof space.
Bedroom 2 (14 ft 3 in x 10 ft): walk-through room with some exposed beams.
Bedroom 3 (14 ft x 8 ft): exposed beams; two small cupboards set into the thick wall; ceiling hatch to roof space.
Bedroom 4 (9 ft 9 in x 7 ft): attractive decorative stud work on the walls; telephone point.
The house is watertight and comfortable to live in, but as is the case with many old cottages, some repair and renovation may be needed in the future. This situation is reflected in the price. Corner Cottage has also the potential to be modernised or converted into more living space, e.g. into two self-contained units. In addition, there is the possibility of purchasing a small garden/allotment (separate title) nearby, about 200 yards away near Dolton church.
