    Lovingly restored over the last 10 years, Melton Ross Hall is situated on the edge of the Lincolnshire Wolds, only minutes from the M180,the Humber Bridge,Humberside Airport and minutes from a main rail link to London.     The electric gates protect the entrance from the west which is a fully private drive lined with birch and golden conifers terminating in a roundabout at the front of the house with a feature pond and fountain. The tradesmen use a private drive to the east passing the gatehouse and the stable yard with stabling for 7 horses and double garage. This part of the estate needs full refurbishment but has the potential to be holiday cottages, a private dwelling or restored as stables. Built in 1750 the stables still are original with heavy pine stalls and ironwork. They house an original tack room with original fireplace and extend to 1600 sq feet.

    The house itself has been rebuilt. The roof is new and all timbers are sprayed against worm etc. New floors/ceilings have been installed where required and there is full damp-proofing, new plumbing,wiring and drains. Original features remain with spectacular marble fireplaces to the main rooms and period features. Some of the walls were re-built and the property has been sandblasted and completely re-pointed with new windows and lintels were required. All the structural work has been done and only some minor cosmetic improvements would be required to bring the property into perfect condition. Many windows retain original fully working shutters and an original bread oven in the Music room and servants bells in the inner hall add to the charm and authenticity of this delightful property. The wine cellars show an amazing floating brick ceiling which defies gravity and there is an original well. During the recent floods in this area the Hall remained completely dry.

    The site has been examined and looked at favourably by the council for log cabins but no planning application has been made. The Hall did have planning to be converted to a hotel and also permission to be a residential home for the elderly. The current owners felt it would be nice to restore the property to a family home. The property is to be sold as is and any purchaser must satisfy themselves that they will be able to change the use if they wish. A family with a love of horses and the countryside would probably wish to retain the present delightful setting.

    Melton Ross Hall was built in 1750 and is thought to be one of the last Lincolnshire longhouses still in existence. It was extended in 1860 to become a 27 room property and has been refurbished extensively since 1998. The large 35’ x 13’ entrance hall with a fully galleried staircase and spectacular arch window is the centre piece for the three main sitting rooms.
