    The house is a 5 bed roomed detached house (4 doubles) near the centre of the beautiful city of York. The local schools have excellent reports by Ofsted (Dringhouses Primary School and Millthorpe Secondary School) and both are in easy walking distance. From the ages of 16 to 18 the children go to the York College which takes a vast majority of the after GCSE and Vocation courses in York and is half a mile away. The house in is a quiet cul de sac but is 1 mile from the train and bus stations and is half a mile from the A64 ring road giving easy commuter access to leads to the M1 south bound, Leeds, A1 North and A19 south and north. There is a local Co Op, and Post office within 400 metres.

    From the centre of town drive until the brow of the hill with the Marriot Hotel about 300 yards in front of you. Turn right into Nelsons Lane. First turn right into Hobmoor Tce and 55 is on the right and is the only house with white UPVC cladding.

    The living room is spacious with windows open to the front and rear gardens. There are two double radiators and tv points at both ends of the room. A gas coal affect fire is in the long room with a gas back boiler attached.

    Dining room 11 by 8. The dining room is open plan with the access from the porch to the conservatory unimpeded by doors.

    Living Room 23 by 11

    Conservatory: 19 by 11. The conservatory is always at a pleasant temperature summer or winter. It is a large reception rather than just a place to have afternoon tea.

    Kitchen 11 by 8. The kitchen is only about 6 years old with space for a fridge, dishwasher and washing machine under the work bench. There is space for a tall upright freezer on the left of the outside door. There is an electric oven to the left of the freezer and a gas bob next to that.

    General. York is known for flooding but this site was not flooded in 1992 or in 2007 nor was there any water insight of the property. Whilst not a guarantee that it will never be flooded it indicates a very low probability of potential problems.

    The garden is low maintenance but still gives areas for children to play in. The conservatory was a recent addition and makes a massive difference to the feel of the house.
