Reduced!!Situated in an idyllic rural setting in the heart of Robin Hood country, this 3/4 bedroomed dormer bungalow stands in approximately an acre of garden with open views of rolling countryside on all sides. It is within easy travelling distance of the A1, M1, Nottingham, Mansfield and Newark, which is
1.3 hours from London by train, and within walking distance of Rufford Country Park and Rufford Golf Club.

Accommodation consists of a porch, inner hall, large lounge, dining room, sitting room, fully-fitted kitchen, study, bathroom, 3 double bedrooms, large landing/dressingroom/4th bedroom, wetroom and large conservatory complete with Jacuzzi. The property is fully double glazed with dark UPVC diamond leaded frames. The property benefits from cavity wall insulation and gas central heating.

Outside the extensive gardens are mostly laid to lawns and trees, including a copse of pine trees. Close to the house there is a small ornamental pond and water feature and at the far end of the garden a large duck pond and wild area. There is planning permission for a large brick built double garage.

The property is connected to mains water and electricity.

    Details of Accommodation

    Entrance Porch
Enter the property via an impressive dark oak panelled door into a tiled porch (2.5m x 2m) which has dark framed latticed double glazed windows on each side. From here enter the

Inner Hall which has oak doors leading to all other parts of the house. Entering the door on the right we enter the

Sitting Room, (4m x 5m) a small cosy room with an open fire place and large leaded window affording views to the front of the house. Walk through this room into the

Dining Room (5.5m x 4m) which also has a leaded window overlooking the front. Rising from this room is a spiral staircase enclosed in a circular tower leading to the second floor. Partially open plan to this room is the

Large Lounge (6m x 5m) which has windows to 3 sides affording panoramic views to the rear and sides of the property. 2 diamond leaded French windows open onto the back garden and an ornamental pond. Walking back into the dining room, we enter a door opening into the

Kitchen (3.5m x 3m) The fitted kitchen consists of white units and cupboards, and black marble-effect worktops and includes fridge, freezer, dishwasher and stainless steel circular sink. There is plumbing for a washing machine and double fronted gas cooker. There is a full length built in storage cupboard which houses the settings for the burglar alarm. The large window overlooks the rear of the property and a beautiful view! Walking through the kitchen back into the inner hall the bathroom is to the right and the downstairs bedroom to the left.

Bathroom (2m x 2m) The white tiled bathroom has a white bath, WC and hand basin. There is an electric shower over the bath.

Bedroom 1 (3.5m x 3m) is a downstairs double bedroom and overlooks the front garden via a large diamond leaded double glazed window.
Study (5.5m x 2m) The study overlooks the rear of the property. A door leads onto the

Conservatory (4.5m x 4m) which sports a 6-seater Jacuzzi green spa bath and tiled floor. The diamond leaded windows have Venetian blinds to secure privacy. The outside door leads onto the back garden. Walking back through the study we turn right up a second set of stairs which lead into

Bedroom 2 (9.5m x 2.5m) where the window overlooks the side of the property and there are 2 additional Velux roof windows making this a light airy double bedroom. This has easy access either to the downstairs bathroom or, via an oak door at the far side of the room, to the wet room via the

Landing (5m x an av. of 3m ) This is an interesting space which contains the top of the spiral staircase and opening to the circular tower. It could be left as a large landing or used as a guest room, with the addition of a double sofa bed, or used as dressing room to the master bedroom which opens off this room, as does the

Wet Room (3m x 1.6m) A fully black-tiled wet room housing a power shower, white vanity unit and WC, this room has a small diamond leaded window opening onto the side of the property.

Bedroom 3 - Master Bedroom (6m x 3.5m) This light airy double bedroom has a large range of fitted bedroom furniture with a feature arched window overlooking the rear of the property and a small diamond leaded window overlooking the side. 1 Velux window completes the room. The stout oak door leads back into the landing and the spiral staircase which brings us back down into the dining room.

    All measurements are approximate.

    Outside - the Gardens
To the front of the property there are lawns and borders which have access onto the unadopted lane which affords access to the property.
To the north side of the property there is a driveway, accessed by a 5 barred gate from the lane, lawns and borders.
To the south side of the property there is ample parking space for several vevicles, to the rear is the Calor Gas storage tank and several mature trees
To the rear of the property, which faces east, there is a small lawn complete with ornamental pond and water feature and a further large well maintained lawn bordered by Leylandi trees and dotted with young deciduous trees. At the far end of this garden is a large duck pond and wild area containing 3 large, mature trees and a small immature pine copse.

    Directions to the property

The property lays ½ a mile off the A614 at the bottom of Maylodge Drive by the side of Rufford Country Park, 2 miles south of Ollerton. From Ollerton roundabout follow the A614 in the direction of Nottingham for about 2 miles. About 100 yards after the turn on the left for Rufford Country Park, there is a further left turn. That is Maylodge Drive. Follow the road to the bottom and turn right. Snake Pond Bungalow stands up the lane on the left, all on its own.
