  • Description
Originally constructed in the Eighteenth Century, this deceptively light and welcoming cottage has been fully re-modernised and is immaculately presented by the present vendors. Rich with a wealth of original features, including a substantial inglenook fireplace to the lounge, the cottage offers spacious accommodation for those seeking the ultimate balance between town and country.

The accommodation consists of a wood panelled entrance hall, large lounge with inglenook fireplace, fully fitted kitchen, a spacious separate dining room, sun room leading onto the terraced courtyard garden, 3 double bedrooms, one of which is en-suite and a bathroom.

    LOCATION

Manor road is in the sought after location of Old Alcombe on the outskirts of Minehead and within a short distance of local amenities. The house lies beneath Alcombe combe which offers a number of bridleways and footpaths to Dunster and Timberscombe and offers glorious, panoramic views of Minehead and the surrounding coast.

    DIRECTIONS

Continue along the A38 , passing Dunster on your left and ignoring the right turn at the roundabout for Minehead Seafront, keep following Bircham road where you will take third left onto Church Street, then second right into Manor Road. Once on Manor Road look straight ahead and we are the large grey house with a brass knocker and letter box and colourful hanging baskets.

    ACCOMMODATION (measurements approximate)

    Entrance hall
    17'2" x 5'2"
The heavy wooden front door leads to a spacious hall which is detailed to one side with oak panelling and original beam work. Double doors lead on to the kitchen whilst a single wooden door leads in to the lounge. There is a single radiator and a telephone point.

    Lounge
    17'9" (into bay) x 16'1"
Entering the lounge the age of the property becomes clear. Chaffered elm beams stretch across the ceiling, and a large inglenook fireplace with multi-fuel burner dominates the front wall. Nestling beside the fireplace there is a window seat with small feature window whilst in the opposite corner another window brings additional light to the room through the kitchen. There are also 2 double radiators, secondary double glazing to the front window and numerous television arial points. Through the single, wooden glazed door you enter the dining room.

    Dining Room
    22'7" x 11'2"
The light and airy dining room features a plastered chimney breast, exposed beams and a large, single glazed window bringing light in from the courtyard. There are wall lights, a double radiator and an arial point. To the left is a single glazed door to the kitchen, whilst to the rear of the room the sun room and courtyard garden can be reached by a small set of steps. The staircase to the first floor also enters this room and there is a cupboard area under.

    Kitchen
    9'6" x 9'10"
The fully fitted kitchen with slate work top features a built in hob, oven and single drainer with mixer taps. Double doors lead out to the courtyard, whilst Velux windows in the wooden, panelled roof space bring in additional light. There are also wall and centre lights, a single radiator and an extractor fan.

    Sun Room
    9'6" x 7'7"
The sun room to the rear of the property features double patio doors which lead into the courtyard garden, and a single glazed window to the side which brings in additional light. Built in cupboards contain plumbing for a washing machine and tumble dryer.

    Upper landing
From the dining room the stairs lead to the upper floor, which is bright and airy, with the addition of a window light through the roof space. The landing leads onto the three bedrooms and bathroom, and has exposed beam works to the ceiling, a single radiator and access to the loft space above. In the loft the original 17c roof beams joists remain, although no longer form an active part of the roof structure.

    Master Bedroom
    14'4" x 10'5"
This bright room with two windows, one to the rear overlooking the terraced courtyard garden and one to the side which forms a window seat. It also features two double radiators, built in storage space along one wall and a feature fireplace. It also benefits from an en-suite shower room with shower, wc and wash hand basin.

    Bedroom 2
    11'2" x 11'2"
To the front of the property this room also has a feature fireplace and storage to one wall. It also benefits from secondary double glazing, a double radiator and a telephone point.

    Bedroom 3
    12'1" x 11'4"
Positioned to the front of the house this spacious room benefits from a feature fireplace, a picture rail and secondary double glazing. There is also a TV arial point and a double radiator.

    Bathroom
The bathroom is characterized by its wooden wall to one side which we have been lead to believe was once a Victorian internal wall. The bathroom has a bath with shower over, a WC and single hand basin. It is also the home of the Halstead Gas Combi Boiler which runs the heating and domestic hot water. There are also wooden framed windows and a single radiator.

    Outside
To the rear of the property is a private terraced courtyard garden and patio area which is well stocked with trees, shrubs, climbers and bedding plants. A gazebo and steps then lead up to a rear patio and an original stone wash room which can now be used as a shed or storage area. There is also an outside tap.

To the front of the house, by the front door, there is also a second grey door which leads to a useful triangular storage area.

    Services
Mains water, gas, electric and drainage are connected. Broadband is also available in this area.
