    THE LOCATION
    This late Victorian period house is superbly located in a well-serviced village just six miles from the vibrant cultural city of Cambridge. The property is five minutes' walk from the village station which benefits from a mainline service to Kings Cross (55 minutes) with only one stop at Cambridge.

    THE PROPERTY

    THE DINING ROOM
    The dining room is 14'3" by 10'9" and is decorated to match the drawing room. It has a full-height south-facing large sash window and the original polished wooden floor. Through the dining room is a lobby leading to the kitchen, the servants’ staircase and the playroom.

    THE PLAYROOM
    This room is slightly younger than the rest of the house and has a ceiling that is a little lower than the rest of the house. It is 17'3" by 11'1" and has north-facing windows at one end.

    THE KITCHEN
    The large kitchen is 19' by 11' and is well-fitted with a large array of cupboards and a breakfast bar, and is half-tiled. It leads to the utility room which is approximately 11' square.

    THE FIRST FLOOR
    On the half-landing is a tall sash window with original stained glass. The first floor landing is a beautiful, airy area with the original polished wood floor and windows to north and south leading to four bedrooms. A linking passageway leads to a family bathroom, a shower room, a separate WC, a walk-in airing cupboard and a staircases down to the kitchen lobby and up to the second floor.

    THE MASTER BEDROOM
    The master bedroom is 16'10" by 14'4" and has big sash windows to the south and east. There is a small window with original stained glass. Double doors lead to a large en-suite with large shower, toilet and baisin. It has the original polished wood floor and the original decorative iron fireplace.

    BEDROOM 2
    14'3" by 14'1" with original iron decorative fireplace and polished floor, and a tall sash window overlooking the garden.

    14'32 BY 10'10" with built-in wardrobe and windows to north and east. Original wooden floor.

    THE SECOND FLOOR: BEDROOMS 5 AND 6
    The second floor is built into the roof and consists of two further bedrooms, one with a large walk-in dressing room, a bathroom with shower and a box room with access to eaves storage. There are velux windows set into the roof.

    THE GARDEN
    The sunny, south-facing rear garden has a lawn, well-stocked beds and a large, mature walnut tree containing a tree-house. There is natural stone paving and a large area of timber decking with a timber pergola which is lovely to breakfast from. There is also a second, small paved seating area with a pagoda. The curved Cotswold gravel path leads past well-stocked beds and a pond to a rear gate which leads to the parking area.

    There is a soft-fruit bed with raspberries, blackcurrants, redcurrants, cherries and gooseberries. An ornamental hedge conceals a large vegetable plot with two timber compost bins and a screen conceals two water butts. Built onto the end of the utility room is an outside WC and a tool cupboard, There is also a garden shed and a greenhouse. Wooden panels conceal the dustbin store.

    At the front of the house are pretty flower beds, a lawn and a gravelled area bordered by a low brick wall.

    PARKING
    At the back of the house there is a single garage and a single carport with a gravel area of parking beyond. Behind the garage is a covered storage area.
