    Topsides is a 4 bedroomed house situated above one of Fowey’s river fronting roads. Panoramic views of the river, its activities and the village of Polruan on the opposite bank, are one of the features of this sunny house.

    It is a unique property in that it is very close to the hub of the town and its amenities, is within a two to three minutes' walk of a sandy beach and the Polruan Ferry, yet is secluded in its large, level garden. Readymoney Cove and the cliffs and coastal footpath are a short stroll away.

    In common with many other hillside properties in Fowey, Topsides is approached by flights of steps. These are reached, from the road, through a wrought iron gate set between tall pillars. Reputedly built on the site of the old tennis court of the Fowey Hotel, the house and garden are backed by a high wall, affording shelter from the prevailing south-westerly winds. There is a greenhouse, shed, tool shed, 'beach hut' and a dripping well. The garden is mature, with apple trees, flower and vegetable plots and a spacious lawn.

    Fowey, with its predominantly marine environment, has yacht clubs, a primary school, community college, leisure centre, health centre, cottage hospital, dental surgery, post office, banks, local shops, cafes, restaurants and pubs. St Austell, 8 miles distant, has additional shopping facilities as does the lovely city of Truro. The Paddington to Penzance railway station at Par is 4 miles away and Newquay airport is 25 miles distant.


    A path leads to the front door and into

    which has a stable door giving access to a sunny, secluded courtyard. There are a range of floor and wall units, integrated fridge, freezer and dish washer, built in electric oven, one and a half sink and draining board, electric hob and breakfast bar. A new condensing boiler has recently been installed.

    The lounge (5.58 x 3.38m)

    with stripped floorboards leads off the hall and has double aspect windows; the picture window affords views of the river, its activities, and the moorings in Polruan pool. An open fire makes this a cosy, comfortable room.

    Bedroom 1 (4.24 x 3.36m)

    also leads off the hall, and has double aspect windows: the picture window affording the same view as that from the lounge; the other has views of the garden.

    The en-suite bathroom

    This room, with stripped floor, has double aspect windows over-looking the garden, and is currently in use as a study.

    The dining room (4.82 x 2.32m)

    with windows extending the full length of the room, offers fantastic views of the river over the roof tops of the houses opposite. From here, there are views up Pont Pill and towards the harbour entrance.

    Bedroom 2 (4.05 x 3.3m)

    leads off the dining room. Large, double aspect windows afford the same views as those enjoyed from the dining room, with additional views of the garden.

    The family bathroom

    is in Victorian style, in white with corner bath with electric shower over. The bath panel is in dark wood, there is a dark wood vanity wash basin, low level WC and built in linen cupboard. It is fully tiled in white.

    This is large enough to be converted to a study, utility room or galley kitchen.


    The configuration of the house is not conventional, as the original owner/architect designed it so that all the principal rooms have the best possible views of the river and maximum sun. It was planned as a family house which could be readily modified into two flats.
