THE LOCATION
If you love period properties with oak-beamed ceilings, open fireplaces, exposed brickwork and absolutely oozing with character, then you’ll love Plough Cottage.
Carefully restored and impeccably maintained, the property has gas central heating, modern lighting, and is decorated in neutral colours to complement its historic features.
Set in Tenterden, Kent, a small country town which more than deserves its reputation as “the Jewel of the Weald”, every facility is within easy walking distance – lots of shops, from fashion to antiques, books to gifts; Waitrose and Tesco supermarkets; restaurants (French, Italian, English, Chinese, even Turkish!); cafes, pubs, banks, Post Office and a leisure centre, all centred on a beautiful, tree-lined High Street.
The town also has highly-rated primary and secondary schools (there’s a wide choice of independent schools also within an easy drive); doctors’ and dentists’ surgeries; and a nearby golf course.
Mainline trains to London Charing Cross (about an hour) run from Headcorn Station, about eight miles away, while the Channel Ports and Channel Tunnel are about a 30-minute drive, via the bustling town of Ashford and the M20.
Plough Cottage would particularly appeal to London-based professionals, looking for a second home in the country set in an idyllic and civilised little town, or someone looking to downsize to a cottage with period charm and heritage.
PLOUGH COTTAGE
This picturesque three-bedroom cottage with intimate walled courtyard garden is believed to have been built in the late 1600s as a barn, although it had been converted into a house by 1776, as testified by an elaborate and original deed in Tenterden Museum (a framed copy comes with the house).
From the middle of the 19th century to 1930, the property was a beer house called The Plough Inn, a welcome stop for sheep farmers driving their flocks to market from nearby Romney Marsh. Appropriately, the outside loo has now been converted into a wine store!
Entrance Hall/Library
Lined with bookshelves, the 14ft x 12ft entrance hall has a leaded light bay window looking onto the well-stocked front flowerbeds, with beamed ceilings and an exposed chimney breast (one of five fireplaces in the house). A split stable door opens into the dining room.
Sitting Room
Charming and comfortable, with leaded light windows (one bay with a small window seat), a magnificent inglenook fireplace with an integral seat, bressamer beam and canopy – light a winter log fire, and you won’t need to turn on the downstairs radiators – and a side cupboard. 17ft x 11ft 6in.
Dining Room
The separate dining room, 13ft 9in x 10ft 6in, has a feature fireplace with exposed brick chimney breast, window, and side cupboards. Access via both the entrance hall and the internal hall leading from the kitchen.
Kitchen/Breakfast Room
A well-fitted kitchen and breakfast room, 23ft 3in x 8ft, with a full range of work surfaces, under-counter lighting, cupboards, drawers and wine rack, one and a half sink unit and drainer, with plumbing for washing machine and dishwasher. Gas central heating boiler. The kitchen opens onto a low, beamed-ceiling breakfast room, and there are two doors one leading to the rear courtyard garden, the other to the side of the property.
The Bedrooms
Master bedroom. Pretty main bedroom, with floor-to-ceiling fitted wardrobes along one wall. Beamed ceiling and fireplace with exposed brick chimney breast, and leaded-light window overlooking front garden. 15ft 9in x 12ft. En suite bathroom with bath, basin, w.c. and wall timbers.
Second bedroom overlooking front garden, with a pretty Victorian or Edwardian cast iron grate. 13ft 11in x 12ft.
Third bedroom and study 17ft x 8.5ft, Broad oak floorboards and wall timbers are the key features in this bedroom, with a step leading up to a self-contained study area. Windows overlooking both the side of the property and the rear garden.
Bathroom. Fitted separate power-shower, bath, wash handbasin and w.c. A hatch with drop-down ladder leads into a very spacious loft with power.
Landing with full height cupboard and large airing cupboard.
OUTSIDE
At the front of the house, behind a white picket fence, is a flower bed fully stocked with flowers and shrubs, planted to provide lovely colour during the summer without the need for too much weeding! At the rear is a discreet walled courtyard garden, with well planted borders and a camellia which bursts with flowers every spring, a good-sized shed and dry log store. A further border, with roses and clematis runs down the side of the house.
Fully insulated and racked-out wine store. It used to be the pub’s outside loo – and could be converted back if necessary!
NB: All carpets, all light fittings, most curtains, fitted bookshelves and wardrobes to remain. White goods by negotiation. |
