    LOCATION

    There are local shops & two regular bus routes on this road. Approx 1.5 miles is Hayes, with train services to London, Reading & the West. Approx 2.5 miles is Uxbridge, with prime shopping centre & facilities, & the London Underground Metropolitan & Piccadily lines.

    A 3 minute walk away is an entrance to Stockley Park. There are two children’s nurseries, a scout hut and a primary school within easy walking distance, and various other schools in the area, including two former Grammer schools.

    An excellent location, with the M4 (junction 4), Uxbridge, Hayes, West Drayton, and Hillingdon all within 3 miles, but also close to green areas.

    GENERAL PROPERTY DETAILS

    This house has larger rooms and higher ceilings than many modern houses, and has features such as a a fireplace; white ceilings with dark wood beams; brick interior walls; solid wood interior doors and a pantry.

    It has been well maintained, plus there has been some updating – such as a modern kitchen and bathroom, single storey extention to the rear, a very large shed, long garage, patio doors, and a new boiler in December 2004.

    The house is double-glazed - modern units and french doors to the rear, triple glazing to the front, which helps seal out noise and temperature extremes.

    The road can be busy in the rush hours, however, it is just single carriageway and the good sized front garden sets the property back from the road.

    BACK GARDEN.
    Lawn and various plants, plus separate paved area, stoned area for pots, very large shed( 15’9” x 7’7” or 479cm x 231cm, with shelves for storage). A nice feature is the covered walkway across the back of the house.

    The alleyway to the side and back of the house (only used for local car access) gives a little distance from other properties, which hopefully would make any planning requests a little easier.

    Locally: Barra Hall Park, Hayes swimming pool, Beck theatre, Hillingdon Hospital, Brunel university (sports facilities and arts centre: see www.brunel.ac.uk), Little Britain Lake, canal walks.

    Uxbridge is a top London shopping centre with many shops and eating places. There is the cricket ground, proposed new leisure complex, 1930s open-air pool restoration, multiplex cinema, library, river and many transport links.
