    The property is located on the outskirts of the pretty village of Ingatestone and is in walking distance of the station, with 35 minutes commuting time to the dizzy liveliness of London. It is within easy access of the M25.

    It is also in the catchment area of the much sought after Ingatestone Anglo European School, and near to the local infant/junior school.

    I am going to work backwards with the description:

    CONSERVATORY: At the back of the house is a very much loved and used conservatory because even though it is winter it has the sun shining on it and looks out on to the garden where the many birds are in abundance at the moment, building their nests. It also has double doors to the garden. TV point.

    DINING ROOM: From the conservatory one goes through into the dining room, which has double patio doors into the garden. This room has a tiled floor, wall lights and one timbered wall.

    GARDEN: As these rooms both face onto the garden, I will go on to this. It is a reasonably large garden by today’s standards for a normal sized house. It starts with a large wood decked patio and then goes onto grass. At the end are steps, a rockery and another decked area. We are also leaving two garden sheds (both with electric connected) and a greenhouse for the keen gardener, or storage if not a keen gardener! Electric patio lighting and outside tap.

    KITCHEN There is an archway leading from the dining room into the large kitchen, which has base and eye level units, some decorative, with a gas hob and built in NEFF fridge, freezer, microwave/grill oven, full oven and dishwasher. There is also a storage/airing cupboard.

    HALL: A glass door leads from the kitchen into the hall with the main UPVC front door. Phone point. The TOILET is also located off the hall, which has a low level environment friendly toilet unit and is fully tiled, walls and floor.

    LOUNGE: The lounge has a pine and black marble fireplace with a gas fire, and shelving and a pine and glass unit to one side. TV point. Carpets to remain.

    STAIRS lead from the hall to the bedrooms.

    BEDROOM 1: This is a double bedroom with built in wardrobes and dressing table and is a large room. TV point and phone point.

    BEDROOM 2: This room could accommodate a double bed if needed. It has a half size built in cupboard over the stairs. It also has an internet point.

    BATHROOM: Bath with Gainsborough electric power shower, pedestal hand basin and is fully tiled.

    The LOFT is boarded out and some people have made it into a third bedroom.
