| Description |
This house is being sold with no chain, is available for immediate occupation, and is realistically priced at £174,999.
Our home is within a short walking distance of all amenities. There is a church across the road. There is a Chinese restaurant next to the church. There’s a sought-after nursery school opposite the Chinese. Between the house and the nursery is a well-regarded child-minder. Within about five minutes’ walk, there is a primary and a secondary school, a pub, a doctor’s surgery, a bank, several takeaway restaurants, numerous local shops, and a chemist. Within about ten minutes walk, there are two more schools, lots more shops and restaurants, hairdressers, more pubs and bus stops. Within about 15 minutes walk, there is another high school and the town centre. Sainsburys, Morrisons, and Lidl supermarkets are all within roughly 20 minutes walking distance. Tesco and Asda supermarkets are about two miles away. The town’s entertainment complex is about a mile away. Ipswich Town’s football ground is also about a mile away. For commuters, the station is about a 30 minute walk away. There are picturesque, peaceful, well marked walks along the Gipping river system that start within about 15 minutes’ walk.
Waterloo Road is in a quiet residential area, close to the town centre. Our next-door neighbour is a lovely lady, who lives with her two well-behaved teenage daughters.
Our house is a three storey Victorian end of terrace house, with three spacious double bedrooms, a fully tiled bathroom, fitted kitchen units, a gas combined water and central heating system, and off-road parking large enough for a four-wheel drive vehicle. Off-road parking on Waterloo Road is scarce, and the local council are introducing a scheme for controlling road-side parking in Waterloo Road and the nearby area. The house is partially double-glazed and has a conservatory and garden at the rear. There is bespoke secondary glazing to the windows on the ground and first floors. The house is fitted with a burglar alarm (with a panic button) and has security locks and toughened glazing on the front and rear security doors.
All measurements in this description are approximate, and are in metres.
On the ground floor there is:
A small enclosed entrance porch, which leads through the front door to the hallway..
The hallway (3.3m long by 0.9m wide) has a radiator and a doorway into the dining room.
The dining room (3.5m long by 3.4m wide), has windows to the front, and a feature fireplace. There is a telephone point. There is an archway through to the living room.
The living room (3.5m long by 3.5m wide) has a large window to the side, a radiator and a gas fire. There is a bar area (.7m wide) under the stairs, on the right. There is a Sky television point and a telephone point. A glazed door leads through to the kitchen.
The kitchen is "L-shaped" (2.7m long by 3.5m wide) with fitted white kitchen units. There are plenty of electrical outlets, and space for a washing machine. There is also a double radiator. There is a double-glazed Velux window set into the ceiling. To the right is a recess (2m long by 1m wide) leading to the back door and the conservatory. To the left is a doorway and a short recess, off which are the bathroom and the boiler cupboard.
The boiler is a new, energy-efficient, gas central-heating and water boiler.
The fully-tiled bathroom (2m long by 1.7m wide) contains a bath, washbasin, and toilet. There is new water-heated towel rail and an electric shower.
The conservatory (2m long by 3.5m wide) has a white tiled floor and a sloping roof, and looks out onto the garden. At the side, there is a door into the garden.
On the first floor, there is:
A landing, off which are two double bedrooms and stairs to the second floor.
The bedroom (3.6m long by 2.7m wide) at the rear of the house has fitted wardrobes to one wall, a large secondary-glazed window, and a double radiator. There is also an original Victorian fireplace. This room contains the burglar alarm's panic button.
The bedroom at the front of the house is the master bedroom (3.4m long by 4.3m wide). This room is very bright because it has two large secondary glazed windows on the West side. There also is a large wardrobe with lots of storage.
The stairs from the landing lead up to the double bedroom (5m long by 4m wide into the alcove) on the second floor. This bedroom is very spacious and bright. There are windows to the front and rear, and there is an alcove large enough for a double bed. The rear window is a double-glazed Velux window. There is lots of storage space under the eaves. There is a telephone point and a Sky television point.
Our home has a well-maintained, pretty garden with a patio, grass area, pond, flower borders, and a shed. There is also a path down the side of the house that is covered by a very large and pretty Wisteria on a pergola framework. At the end of the passage is a wrought-iron gate that opens to the rest of the path, which leads to the driveway at the front of the house.
