| Description |
Hanging Gate Farm is situated on a quiet lane in fields between the village of Oxenhope and the Brontë village of Haworth, and is walking distance from both. It is set in about 3/4 of an acre of land and is completely surrounded by a dry stone wall. The nearest neighbours are about 200 metres either side. It is a stone-built Victorian farmhouse joined to a Jacobean barn. It has outstanding views from every window of the house, the views south over the seven hamlets of Oxenhope towards Nab Hill (1500ft.) and the Worth valley are particularly fine.
Upstairs The property has 4 double bedrooms and it comes with outline planning permission for two en suite double bedrooms.
Bedroom 1 (13’9 x 12’6 ) has Strachan built-in furniture providing fitted wardrobes, bedside cabinets and drawers, telephone point; Bedroom 2 ( 16’0 x 10’0 ) has a vanity unit, telephone point; Bedroom 3 (12’0 x 8’9) is more a twin with its own long range view up the length of the dale ; Bedroom 4 ( 13’3 x 11’3 ) is an ‘occasional’ double over the barn, it has a Velux roof window, beamed ceiling and fitted eaves storage.
Also upstairs is the partly tiled house bathroom/WC with a power shower over the bath and airing cupboard Downstairs Downstairs is a breakfast/ kitchen (16’0 x 13’9 ) fitted with an extensive range of oak-fronted units with utility room off with a walk-in pantry and plumbing for dishwasher, washing machine and tumble drier, space for cloaks and a walk-in storage cupboard. There is a stable type back door onto the terrace The dining-room (15’9 x 13’6) has a fitted, very efficient, Cannon Misermatic gas fire and built-in cupboards and a display arch. TV point. Off the hall is a shower room with wash basin and WC. The front door leads out to a stone flagged terrace bordered by shrubs, with a gate to the lane. The sitting room is L-shaped (24’0 x 21’6/15’5 ) with a Minster (Pugin style) fire place with a Firemaster grate that burns both coal and reasonably large logs. There is high quality under-floor wiring for hi-fi speakers. Digital TV point. This room has a large picture window to take advantage of the stunning view. The study ( 9’4 x 8’1 ), is accessed from the sitting room, is fully shelved and has excellent views from both windows. Telephone point.
The Barn From the study are stairs down to the barn. Here there is space to garage a large car, a work bench, storage for coal and logs, a workshop with the gas central heating boiler, a large storage cellar for wine etc., and a small loft. On the wall are fitted loudspeakers for when the space is used for a disco! This undeveloped part of the barn provides a considerable opportunity for further rooms to be added within the property. Outline planning permission has been obtained for two en suite double bedrooms within a plan that leaves all the existing facilities of the barn intact. This plan would produce a house with five double bedrooms, two en suite, other options would no doubt be available to make the house even more extensive. It would be an easy project to change the wash-hand basin in Bedroom 2 with a shower cubicle to provide 3 en suite bedrooms.
Outside Outside a raised, stone flagged terrace runs the length of the house. It has a brick built barbecue and is wired for light and sound. Steps down lead to sloping lawns, shrubs, flowerbeds, a 14 x 8 greenhouse, rose garden, raspberries, gooseberries, black and red currants, apple trees and a small vegetable patch. This area is separated off by a hawthorn and hazel hedge from a wood, mainly planted with trees native to the valley, of about half an acre. The dry stone wall at the far end of the wood is covered with blackberries. There is a gravel drive at the side of the barn with parking for at least six cars. The house is mainly double-glazed. It has mains water and gas, and a septic tank. The electricity supply arrives underground. A NACOSS approved and maintained burglar alarm is installed.
Environs The property is 25 minutes by car from the centre of the City of Bradford, where there are all the facilities of a modern city and two, one for girls the other for boys, very high quality, long established grammar schools. The nearest town is Keighley, 15 min., where there is a half hourly train service to Leeds, and north to Skipton, Settle and Carlisle. From Leeds there is a half hourly train service to London Kings Cross. There is one through train each way each weekday from Keighley to Kings Cross, taking just under three hours. On winter weekends and weekdays in the school holidays scheduled steam hauled trains of the private Keighley and Worth Valley Railway, famed as the Railway Children line, ply between Keighley and Oxenhope stations. Hebden Bridge station is twenty minutes away with regular services to Manchester. Leeds/Bradford airport takes forty minutes and Manchester airport an hour and a quarter, on a good day! There are many fine walks from the property. The Pennine Way, the Brontë Way, the Brontë Falls and Top Withens are all within walking distance. In the immediate area are three reservoir based sailing clubs; golf courses at Keighley and Bingley St. Ives; and a flying club at Oxenhope airstrip. To get a good aerial view of the house and its environs put BD22 9RJ into Google Earth. An annotated slide show of the property can be seen by logging on to www.flickr.com and going to ‘gerrygrumps’.
History It is thought that the Victorian farmhouse dates from about 1850, the original farm cottages were once the other side of the lane. From its shape and style the barn probably dates from around 1700. The two buildings were joined together in the 1960's and 'modernised'. The name Hanging Gate has nothing to do with ‘hanging’ nor ‘gate’, it originates from the Vikings who came up the Aire and settled the Worth valley, it is derived from the Norse 'Hayn Yate', meaning the ‘lane to the (cattle)enclosure’.
