| Description |
We will pay your stamp duty! ........Harroldsgarth is idyllically situated on the south side of the island in a peaceful farmland setting, well away from the road and just a few minutes walk to the beach. It overlooks Sandgarth Bay and has beautiful sea views across Shapinsay Sound towards Mainland Orkney.
Formally two stone built cottages, dating back to the mid 1800's the property was completely refurbished and redesigned in 1999/2000 to a very high standard and was awarded a 4 star B&B grading by the Scotish Tourist Board. A first floor was added with new roof timbers and tiles, new electrics, plumbing and full oil central heating. The house sits centrally in the three acre plot with extensive lawned areas and an acre of rough pasture which would be ideal for horses, etc.
The land includes numerous outbuildings, including a large stone built barn with great potential for conversion (subject to planning permission) to further accommodation or studio, workshop, etc.
On arrival at the property you enter a small, dry stone walled garden, with lawn, flower borders and shrubs such as veronica and fuchsia. The front door gives access to a porch with coat rail and meter cupboard. The inner door opens into a large hall with stairway to the first floor and two doors (left and right) one leading to a passage with flag stone floor and the other to the large dining kitchen which has exposed beams and fitted beechwood units. A utility room/2nd kitchen leads off the main kitchen with a rear door giving access to a patio area.
The passage way leads to two double bedrooms, a shower room with toilet, a bathroom and the large, 25 ft long lounge/dining room with attractive flag stone floor and a feature natural stone wall with Charnwood multi-fuel fire.
On the first floor there are two further bedrooms, together with a bathroom with a luxury four piece white suite. The large landing has a seating area with space for a bookcase and coffee table. Two doors lead to the boarded loft areas, one fitted with Velux window.
Shapinsay is a small island, some seven miles by five miles, with a population of about 300. There is a good quality store/post office, a public house, two restaurants, primary school, church, and a community centre with doctor's surgery and fitness suite. The island enjoys a regular car/ passenger ferry service to Kirkwall, Orkneys capital, which takes just 25 minutes. There are normally six return trips a day, three in the morning and three in the afternoon, allowing workers to commute quite easily if need be. There are also private charter boats, allowing you to cross to Mainland outwith scheduled services.
Kirkwall, Orkney's capital, is unique with its imposing 12th century St Magnus Cathedral. More up to date features include a sports complex with cinema, swimming pool and a good selection of shops and stores isuch as Woolworths, Boots the Chemist, Mackays, New Tesco Store, the Co-Op and Lidl, etc. There are also many independent clothes and shoe shops, jewellers and craft shops, newsagents, etc.
